Loan to Value Parameters

  • The fund will typically use the follwing parameters when considering a loan.
  • A maximum 75% loan to value on income producing properties with multiple tenants and strong leases in place.
  • A maximum 65% loan to value on owner occupied properties. 
  • A maximum loan to value of 65% for construction and rehab loans.  
  • A maximum 50% loan to value on land purchases.

Loan Options

The fund will consider:
  • Purchases  
  • Refinancing of existing debt including cash-out refinances
  • Foreclosure bailouts, bank workouts
  • Acquisition and development 
  • Partnership buyouts and land purchaeses Thomas Funding Group will meet with and pre-approve each potential purchaser to determine their ability to obtain a mortgage.

Collateral

The fund will place emphasis on the value of the collateral.  Although credit will be a consideration, value will control.  One a case by case basis the fund may increase the loan to value if the borrower has demonstrated a strong history of repayment and has sufficient assets to repay the loan.


Interest Rate Charged to Borrowers

The fund will usuall charge an interest rate of 11% to 16% per annum, interest only, paid monthly.  The fund will charge 1to 5 points depending on the details of the loan, including the loan amount and the collateral type.
